US existing home sales down 2.2% in July

Existing-home sales in the United States were down 2.2% month on month in July to a seasonally adjusted annual rate of 4.07 million, the National Association of Realtors (NAR) said in a report released on Tuesday. On a yearly basis, the number of completed transactions involving single-family homes, townhomes, condominiums and co-ops sank 16.6%.
The median existing-home price for all housing types rose by 1.9% annually to $406,700 in July. Total housing inventory at the end of July stood at 1.11 units, increasing 3.7% in comparison to June 2023 but falling 14.6% from July 2022.
"Two factors are driving current sales activity - inventory availability and mortgage rates. Unfortunately, both have been unfavorable to buyers," NAR Chief Economist Lawrence Yun commented.
