Aareal Bank Group's positive development continues during the course of the 2008 financial year, despite the persistently challenging market environment. In the second quarter of 2008 the international property specialist posted operating profit of € 48 million (Q2 2007: € 53 million), after € 27 million in the first quarter of 2008. Supported by an increase in lending volume and higher margins over the same period of the previous year, consolidated net interest income posted a particularly positive development, rising by 9.6% from € 104 million to € 114 million.

per me in realtaì sono due titoli molto differenti
una e' sostenzialmete un tasso fisso e soffrira con l'aumento dei tassi
l'altra irs10aa+0.2 e' un tasso variabile e' ti fa dormire sonni tranquilli
anche se la acquisti oggi con i tassi ai minimi storici.....
personalmente ho preferito la irs10aa+0.2 e' piu adatta ad un fondo pensione... mi rende come un decennale ma costa 66, cedola cumulabile, si adatta al variare dei tassi.. per un titolo perpetuo mi sembra che abbia ottime caratteristiche... e' chiaro che un tasso fisso eì piu rischioso e deve darti di piu'....
e' poi credi veramente che le banche centrali possano controllare i tassi a lunga... con tutte le future emissioni degli stati\ debito pubblico ecc ecc

Premesso che le ho entrambe (invece non sono mai riuscito a prendere la IRS10 + 0.5%) per me la 4%+ e' molto piu' conveniente a parita' di prezzo (nb costa anche meno ora..).
Rende due punti in piu' al momento, i tassi presumibilomente rimarranno bassi per almeno due o tre anni (al momento c'e' piu' pericolo di deflazione che di inflazione). Ipotizziamo che per 3 anni la 4%+ renda il 2% in piu', per andare in pari dopo 6 anni, semplicisticamente possiamo dire che la seconda deve fare altrettanto per isuccessivi 3, rendere il 2% in piu', affinche' cio' accada l'IRS10 deve andare al 7.5%...mi sembra abbastanza improbabile. Inoltre se l IRS10 dovesse salire cosi' tanto AXA le richiama e per definizione quindi anche in questo scenario la 4%+ avra' reso di piu'.
Alla fine e' anche una questione di aspettative, sono due ottimi titoli, ma secondo me la 4%+ dovrebbe valere almeno 10 punti in piu'.
