1)il bubbone Property Finance: alla fine del 2009 la Property Finance aveva un attivo nella Balance Sheet pari a circa 13 miliardi di €, circa il 10% dell'intero Gruppo. Tieni presente che la total equity del Gruppo si aggirava, a quella data, sui 6 miliardi. Gli intangibles nella stessa balance sheet si aggiravano sui 3 miliardi. Si tenga presente che questa divisione di SNS Reaal, da quanto ho capito, non racchiude certo tutti i finanziamenti immobiliari, ma solo quelli relativi a grandi progetti, alcuni dei quali in Spagna e USA.
Che questa sia un'area in sofferenza non ci possono essere dubbi, visto che condiziona pesantemente tutti i ratings (vedansi i reports delle 3 sorelle, scaricabili dal sito SNS). D'altronde SNS stessa ha dichiarato l'intenzione di (e forse già iniziato a) porre in liquidazione questa divisione. L'annual report del 2009 citava anche, se ricordo bene, la diretta assunzione nel balance sheet di una quota dei finanziamenti concessi dalla divisione: a me è sembrato un classico escamotage per evitare di iscrivere a bilancio le corrispondenti perdite.

Stando al sito SNS la divisione Property Finance's è stata divisa in due parti a partire da inizio 2011.
Evidentemente la notizia non ha suscitato particolari entusiasmi vista la quotazione dei bond.
Una delle due parti , immagino quella piu' compromessa, verra' dismessa.
Secondo SNS la divisione e dismissione avra' effetti positivi in futuro....speriamo!
The recently announced repositioning of SNS Property Finance and the initiatives to free up capital should over time restore the profitability of the Group and lead to a position where the capital support of the State and the Foundation can be repaid.
On 1 January 2011, SNS REAAL made a strategy adjustment by splitting SNS Property Finance’s credit portfolio into a portfolio containing activities that will be phased out and a portfolio containing activities that will be continued.
The activities to be phased out are: the international loan portfolio, the Dutch project finance portfolio and part of the Dutch investment finance portfolio. The remaining Dutch investment finance loans, together with the SME mortgage portfolio and SME savings portfolio of SNS Bank, were merged with the new unit SNS SME.
About the new unit SNS SME
The activities of SNS PF not retained in the SNS PF organisation will be combined with the existing SME mortgage portfolio of SNS Retail Bank under the name SNS SME. The pro forma gross loan portfolio of SNS SME as at the end of September 2010 amounted to approximately € 7.4 billion, predominantly consisting of profitable Dutch investment finance loans of SNS PF and SME mortgage loans of SNS Retail Bank. Approximately € 3 billion in SME savings with SNS Retail Bank will also be transferred to SNS SME. SNS SME will focus on optimising the loan portfolio and improving its funding profile, partly by increasing SME savings.
